This was a pretty steady roof leak that I found on a home inspection in Delmar NY. It is never a bad idea to add a trip into your attic as part of your yearly maintenance schedule.
My client will often ask me while on a home inspection "how many layers of shingles do they allow on a roof?". It is ultimately best to have one layer, but most building organizations have agreed than you can have up to three (like you can see in my home inspection picture from Albany/Loudonville NY recently).
There are many downsides to having multiple layers of shingles though. 1: With each layer you put on, the life span of the shingle is shortened. 2: the shingles can hold moisture in between the layers. 3: Roof damage is harder to detect for the home owner because of the multiple layers and you don't always catch the leaks in time. 3: the cost of stripping a roof with three layers can get very pricey when you have to replace it.
A "professional" does not always do professional work. It is quite often that a plumber will not put a drip-leg on the gas service to a water heater or the heating unit, like you can see in the picture to the left. I saw this on a home inspection in Cohoes NY recently, but it is not uncommon to see it everywhere in the Capital Region. This drip-leg will catch any condensation or debris that can damage integral parts of the heater.
Buying a home? Most people will have a licensed home inspector conduct a home inspection before they purchase. But what about a pest inspection? A pest inspection is a very important part of a transaction. Termites, carpenter ants and other pests can cause extensive damage in just a few short weeks.
